For property developers, architects and construction managers

Every parcel and every offer, judged the way your office does it. And you can show why.

A parcel comes in, or five offers come back. ArchiSuite does the work first: it reads the documents, puts the figures on your own cost structure, drafts what has to go out, and checks what is paid against what was agreed. You review and decide. In German and French, across Switzerland.

The problem

Check everything yourself, or sign on trust

The parcel, the award and the payment are signed on your judgement. Applying that judgement to every line takes a day nobody has, so you either become the place where the work waits, or you sign and carry what was missed.

  • Offers that are not on the same basis, with the exclusion that becomes an expensive variation later.
  • Nachträge that are justified in someone’s head and nowhere on paper, until the final account.
  • Invoices read line by line against a contract that lives in a different file.
  • A parcel screened at risk and unpaid, before anyone knows whether it deserves an architect’s week.
None of this needs more software. It needs your way of working applied every time, in the files you already use.
What it does

Four moments, in the order your work runs

One module first, in the order you choose. Each has its own fixed setup price and its own acceptance test, written by you on one of your own finished projects. The next comes when the first runs and you are satisfied.

  1. Before the land. It reads the public sources, applies your own key figures and the municipal fees for the communes you build in, and sets your past projects beside the new parcel. You get a first judgement with its reasoning on paper, before the architect starts. The workbook is yours, formulas visible, and it gives the same usable answer in your hands or in your colleague’s.
  2. Before the award. Five offers come back, none on the same basis. It builds the tender documents from your own templates, files the offers as they arrive, puts every one on your own cost structure, package against package, and marks every exclusion. Where a question is needed, the message is drafted for you to send. You award the first time at a price the contractor can hold, and you can show your client why. If you bid for public work, the comparison leaves a trail you can show.
  3. Before the release. Each invoice is read at clause level against the works contract, the payment plan and the Nachträge, by a check that did not produce the figure and does not bill you. The final account is checked against retention and the insurance certificates. A changed bank account is flagged before anything is paid. Anything that does not match is flagged with the reason. Nothing is paid until you release it.
  4. The Nachträge, kept straight. Every variation held against the original offer comparison and the contract, with its reason, its price and its effect on your own fee. The reason your cost estimate was exceeded is on paper rather than in one person’s memory, your client’s invoice can be justified line by line, and the gap between your first calculation and the final account narrows. That gap is the money.

Also asked for by practices, and buildable: site minutes drafted from your recording in your layout, fee offers and invoices drafted with the reminder written for you to send, a guarantee register, the inbox sorted by project, hours and profitability per mandate, a one-page project cockpit. If you need one of these, say so on the call. Each comes as its own module with its own test.

One thing we will not promise yet: quantity takeoff, Mengenermittlung or avant-métré. Counting what already exists in your model is exact. Reading quantities off a plan is a proposal that needs checking, and we will not sell it until it holds.

What stays yours

Your tools, your judgement, your people, your corrections

This is the part that matters most and is easiest to get wrong. We do not arrive with a platform and ask you to move your practice into it.

  • Your tools stay. We read your exports, from Messerli, WinBau, ArchiCAD, Abacus, Excel or the PDF in your inbox. Nothing changes on your side, and nothing has to be migrated.
  • Your judgement stays. The workbook is the calculation, formulas visible, yours to hand to a bank or a buyer. Where the system cannot find the source of a number, it says so and asks you.
  • Nothing leaves the office without you. Nothing reaches a contractor unless you send it. Each named user sees what was produced for them and nothing else.
  • Your people stay. It gives the same usable result whether you, your back office or your architect runs it. You are called on the exceptions; the routine does not wait for you.
  • What your firm knows stays in the firm. The way your office compares, checks and decides is written down and kept, so it is still there when a project or a person moves on. Correct something once and it is remembered. Your corrections are used nowhere but in your own projects.
What it will not do

Said plainly, before you ask

It does not move money. It does not negotiate: you want a fair price the contractor can hold, and the comparison helps you award it. It does not replace your architect or your back office; it hands them the work prepared and calls you only on the exceptions.

A test you write, and your money back if we miss it

  1. A free call of 30 minutes. Bring one finished project. We go through how the parcel, the award and the payments were actually decided in your office, and where a system would bring you the most value. No pitch deck and no prices on this call.
  2. We show you, on your own numbers, what would have been comparable and what would have needed a second look. Then one module at a fixed price, against an acceptance test you write in your own words.
  3. Half the setup at order, half when it passes. A module is finished when you use it and believe it, and when a second person in your office has run one real case through it end to end with a usable result. If no version passes, what you have paid comes back in full. Then a monthly licence per module, cancellable at any time. Three training sessions of two hours on your own live cases are inside the setup.

You work with it by email, by voice message or in the chat your office already uses, and in the spreadsheet you already open every day.

Built by a finance person who has stood on the owner’s side of a development

Not by a software company. That background includes co-leading a CHF 200m+ real estate development, building its construction and long-term operating models, and CHF 6.5m saved on it through financial structuring and negotiation. The cost side of construction is not new territory here.

See it working

The offer comparison, the invoice check and the cost control, on a screen

The offer comparison, the invoice check with the draft email to the contractor that nobody can send but you, and the cost control that moves on release. All data invented, because no client’s tender or cost control belongs on a public website. The firm and the figures are made up. The mechanics are the real ones.

It opens on the offer comparison, which is where the money is either found or missed. The tabs walk the rest: the invoice check and the cost control that follows from it. Every figure carries CHF, because a cost control where the currency is in the title and not on the row is how a figure gets read as the wrong thing. Prefer a full window? Open the demo in a new tab.

A demo is a demo. What you would get is this, on your projects, in your structure, in your layout, with your approval on the way out.
Who you will be speaking to
Oliver Scherrer, founder of Clarity Finance Studio
Oliver Scherrer
Founder and CEO, Clarity Finance Studio AG

I am an entrepreneur before I am a finance person. I have built companies and carried them, built the teams inside them, and built the processes from nothing rather than inheriting them. Then I signed for the numbers those processes produced. What is unusual is not any one of those, it is the combination: an owner-operator, twenty years of finance under it, and a working, current command of agentic AI. All of it points at one thing, which is more value created in your company.

  • An entrepreneur first. Companies built and carried personally, one recently sold, and still on the board of another.
  • Twenty years in finance, nine as a CFO and owner-operator, with the finance function built from nothing three times rather than inherited.
  • The sole finance leader at KetoSwiss, a venture-capital funded Swiss life-sciences startup, leading a completed CHF 3.5m financing round end to end.
  • Investment and forecasting at a Swiss asset manager, with CHF 6.5m saved on a co-led CHF 200m+ development.

Built inside physical goods and subscription businesses, capital-intensive assets and real estate, R&D-heavy companies, international trade and food processing. We build custom, for one company at a time, in the sectors we actually know.

What I am not: a software engineer, and I do not hold a Fachausweis. I am experienced with AI and with corporate finance. If a Fachausweis is a must-have for you, I am not the right person, and I would rather you knew that now than after a call.

FAQ

Questions we get asked

Do we have to change our software or the way we file things?

No. That is the design rule, not a concession. ArchiSuite runs on the software you already pay for and the folders you already use. If a job needed your practice reorganised before it worked, we would have built the wrong thing.

How is this different from the AI features our software is adding?

Those features live inside one tool and work its way. This works your way, across the tools you already use, on the documents as they arrive, and it can be extended when you want it to do more. It is briefed on how your office decides, in the same way you would brief someone joining it, and what it learns stays with you.

Is this a control over my architect?

No. Your architect’s judgement is the template the system applies, and the check gives that judgement evidence and a record. Nothing is sent to a contractor without you. What is handed over is the transposing and the arithmetic, not the decision.

Where does our project data go, and does a model provider train on it?

We are a Swiss company, owned and operated here. Your data sits on dedicated infrastructure that is ours, hosted in the EU, never a consumer subscription and never a shared gateway, and all of it is treated as strictly confidential. No model provider trains on your data: that is a contractual term of the tier we buy, not a checkbox. Swiss hosting is available on request. Two things we say before you have to ask, because the answer is usually dressed up: the language models themselves run in the United States, and this is therefore not Swiss hosting by default. Everything is approval-gated on top of that: nothing goes out in your name without a person clicking approve, and every step is traceable. Your comparison lists, reserves and buyer names are used nowhere but in your own project.

Can it do the quantity takeoff, the Mengenermittlung or avant-métré?

Not yet, and we will not promise it. Counting what already exists in your model is exact. Reading quantities off a plan is a proposal that needs checking, and we do not quote an accuracy percentage, because nobody can honour one. We go through exactly what it does and does not do on the call.

How is it priced?

Each module has a fixed setup price and a monthly licence. Half the setup at order, half when the module passes your test; if no version passes, what you paid comes back. The monthly can be cancelled at any time. The figures are agreed after the first call, because they depend on which module comes first and how your office runs. Three training sessions of two hours are inside the setup.

What happens when it gets something wrong?

It is flagged with the reason, and nothing has gone out, because nothing is sent or released without your approval. You correct it once, and the correction is kept. Anything you report is fixed within two working days; that is written into the agreement, not offered as goodwill.

Do I have to build anything with you afterwards?

No. One module can stay one module. The next comes when you want it, in your order, or not at all.

Can you show me a reference?

References on request. Ask on the call and you will be given names and numbers to ring. We do not publish client names or figures without written permission, which is the same discipline we apply to yours.
